What a Full Siding Replacement Includes

  • Complete tear-off of existing siding down to sheathing

  • Sheathing inspection & dry rot repair — we replace any damaged plywood or OSB we find (extremely common on north-facing walls and around windows)

  • New house wrap (Tyvek or ZIP System) properly overlapped and taped

  • Rain screen installation where applicable — critical for our climate to let walls dry

  • New window and door flashing — the #1 cause of siding failure is bad flashing, not bad siding

  • Your choice of siding material — fiber cement, engineered wood, vinyl, or cedar

  • Trim replacement and integrated wrap details

  • Caulking, painting, and touch-up (for fiber cement and wood products)

  • Full site cleanup and haul-away of old material

Why Vancouver & Portland Homes Need Quality Siding

Our region is uniquely brutal on siding. Constant wet-dry cycles, north-side moss and lichen, and horizontal rain driven by winter storms all attack siding — and even more importantly, the moisture that gets behind the siding. Homes built in the 1980s and 1990s often have T1-11 plywood siding, hardboard, or early-generation vinyl that's now failing. Original cedar shakes on older homes may be showing gaps, curl, or hidden rot.

Warning signs it's time to replace:

  • Soft spots or visible rot around windows, doors, or bottom courses

  • Peeling paint that returns every 2-3 years no matter what you do

  • Cracked, warped, or missing pieces

  • Moisture stains on interior walls

  • Hardboard or T1-11 that's swelling or delaminating

  • Original siding still on a 30+ year-old home

Siding Materials We Install

  • James Hardie fiber cement — Industry gold standard for the Pacific Northwest. Non-combustible, impact-resistant, backed by a 30-year manufacturer warranty. Available pre-finished (ColorPlus) or paintable.

  • LP SmartSide — Engineered wood that looks like traditional cedar with better durability and lower cost than Hardie. Popular for craftsman and traditional home styles.

  • Vinyl siding — Budget-friendly, low-maintenance, no painting ever. Best for straightforward installations without complex trim work.

  • Cedar siding & shingles — Traditional Pacific Northwest aesthetic. Beautiful when installed properly with a rain screen. Requires ongoing stain/seal maintenance.

Our Siding Replacement Process

  1. Free on-site estimate — We inspect existing siding, look for signs of hidden damage, and discuss material options for your home style and budget.

  2. Written proposal — Material, timeline, firm pricing. No pressure, no surprise upsells.

  3. Permit & material order — We pull the permit and schedule delivery. Fiber cement in specific colors can have 2-4 week lead times.

  4. Tear-off & inspection — Old siding comes off. This is when we uncover any hidden dry rot or sheathing damage and document it before repairing.

  5. House wrap, flashing, and rain screen — The invisible layer that determines whether your siding lasts 15 years or 40.

  6. Siding install, trim, and finish work — Panels, corners, window and door trim, caulking, painting (if applicable).

  7. Final walkthrough — We inspect every wall with you and register your manufacturer warranty.

Siding Installation FAQ

How long does a full siding replacement take?
Most single-family homes take 1-3 weeks depending on size, complexity, and material. Fiber cement and cedar take longer than vinyl due to cut precision and finish work. Weather can extend timelines during wet stretches.

Do you install James Hardie?
Yes. We install James Hardie fiber cement products including HardiePlank lap siding, HardiePanel vertical siding, HardieShingle, and HardieTrim. We install both paintable and pre-finished (ColorPlus) product lines.

Do I need to repaint after new fiber cement siding is installed?
Not if you choose pre-finished (ColorPlus) — it arrives painted with a 15-year finish warranty. If you choose paintable primed Hardie, you'll want a quality exterior paint applied within the manufacturer-specified window after install.

Will you find dry rot under my old siding?
Very often, yes — especially on 25+ year old homes and around windows, doors, and bottom courses. We document any damage we find, show it to you, and provide a written change order before doing repairs. No surprise bills.

Do you pull permits for siding replacement?
Yes. Most jurisdictions in Clark County and Portland Metro require permits for full siding replacement, especially when re-flashing windows and doors. We handle all permitting.

What is a rain screen and do I need one?
A rain screen is a small air gap (usually 1/4" or 3/8") between the house wrap and the back of the siding, created with vertical furring strips. It lets the wall assembly drain and dry — critical in wet climates. We strongly recommend rain screens for all fiber cement and cedar installations in Clark County.

Can you side just one wall or side of my house?
Yes, though matching existing siding can be difficult if the original is faded or discontinued. We'll advise honestly whether partial replacement is a good idea or whether full replacement will look better and last longer.

Do you replace trim, soffits, and fascia during a siding job?
Almost always yes. Old trim, soffit, and fascia rarely last as long as siding — replacing everything at once ensures a clean, consistent look and full weather protection. We'll include this in your proposal.
