Cities We Serve in Oregon

Portland, OR
Portland's housing stock is one of the most diverse in the country — Craftsman bungalows in the Southeast, Tudor and mid-century in the Northeast, modern infill throughout the city, and premium homes in the West Hills. Each neighborhood has its own construction quirks and needs. We work across all quadrants:

  • Southeast (Sellwood, Hawthorne, Woodstock, Mt. Tabor) — Craftsman bungalow renovations, ADUs, seismic upgrades, wood-clad window replacements

  • Northeast (Alameda, Beaumont, Irvington, Grant Park) — kitchen and bath remodels, second-story additions, ADUs, comprehensive exterior packages

  • North (St. Johns, Kenton, Overlook) — ADUs, additions, dry-rot repair and full siding replacements

  • East (Montavilla, Lents, Powellhurst-Gilbert) — roof replacement, siding upgrades, kitchen and bath remodels, additions

  • Northwest & Pearl District — high-end remodels, condo interior work, premium finish work

  • Southwest (Multnomah Village, Hillsdale, Garden Home) — sloped-lot builds, high-end remodels, additions, outdoor living spaces

  • West Hills — premium remodels, custom outdoor living, additions on complex sites

Gresham, OR
Gresham's mix of mid-century homes and newer construction means both remodel work and exterior projects (roofing, siding, window replacement) are common needs. Being on the east side of the metro puts us within easy service range — often faster to Gresham than contractors coming from West Portland or Beaverton. Common services: roof replacement, siding installation, window upgrades, kitchen and bath remodels, and deck construction.

Services Available Throughout Portland Metro

Oregon Licensing & Permits

We're licensed to work throughout Oregon and handle all permit applications through the appropriate jurisdiction:

  • Portland Bureau of Development Services (BDS) — for properties inside Portland city limits

  • City of Gresham Urban Design & Planning — Gresham projects

  • Multnomah County — for unincorporated areas outside Portland proper

Portland's permitting process is among the most rigorous in the country — plan review, structural review, energy code review, sometimes design review. We know how to prepare submittals correctly the first time and keep projects moving through BDS.

Common Portland-specific requirements we handle:

  • Portland ADU zoning, setback, and utility connection rules

  • Historic district review (Alameda, Irvington, Ladd's Addition, Eastmoreland, etc.)

  • Seismic bracing on older homes — critical in Portland

  • Oregon energy code compliance

  • Stormwater management on new impervious surfaces

  • Tree preservation ordinances (Portland protects mature trees aggressively)

  • Design review in select neighborhoods

Portland Metro Contractor FAQ

Do you build ADUs in Portland?
Yes. Portland has some of the most ADU-friendly zoning in the country, and demand is high — rental income, aging parents, adult children returning home. We handle everything from initial design and 3D rendering through BDS permitting, construction, and utility connections. ADUs are one of our most-requested Portland services.

How does working with a Vancouver-based contractor affect Portland projects?
It doesn't affect quality, licensing, or availability. We're licensed in Oregon and cross the river routinely. Being based in Vancouver, we often have shorter response times to East, Northeast, and North Portland projects than contractors driving through downtown Portland traffic.

Do you know Portland's permit process and BDS?
Yes. Portland's permitting is more rigorous than most jurisdictions — plan review, structural review, energy code review, sometimes design review. We know how to prepare submittals correctly the first time and keep projects moving.

Do you handle historic homes in Alameda, Irvington, or Ladd's Addition?
Yes. Historic Portland homes need contractors who understand both the character worth preserving and the systems that need modernizing. We handle knob-and-tube replacement, seismic upgrades, period-appropriate trim, wood-clad window replacements, and coordination with historic review boards where required.

How much does a home remodel cost in Portland, OR?
It varies significantly by scope and finish level. Kitchen remodels typically run $40,000–$120,000+. Bathrooms $18,000–$50,000. Full home remodels $175,000–$600,000+. ADUs $200,000–$400,000+. Portland's labor and permitting costs typically run 10-20% higher than Clark County. We provide firm written proposals after on-site consultation.

Do you offer 3D renderings for Portland remodels?
Yes. Every major project — custom homes, ADUs, kitchen and bath remodels, additions — includes high-end 3D visual renderings so you see the finished space before construction starts.

Can I combine multiple exterior projects — roof, siding, and windows together?
Yes, and it's usually the smartest approach for Portland's climate. Combining exterior work saves on setup costs, permits, and coordination — and ensures the flashing and moisture management details integrate correctly. One contractor, one warranty.

Do you build decks in Portland's West Hills or sloped-lot neighborhoods?
Yes. Multi-level and cantilevered decks are common in the West Hills, Southwest Portland, and other sloped neighborhoods. We handle the additional structural engineering these sites require.

How quickly can you start a Portland project?
Depends on scope and Portland's permit queue (which fluctuates). Small exterior projects can often start within 3-5 weeks. Larger remodels, ADUs, and custom builds typically require 2-4 months of design, permitting, and scheduling before construction begins.

How far east do you travel in Oregon?
We regularly serve Gresham and East Portland. For projects further east (Sandy, Boring, Troutdale), contact us and we'll be straight about whether we're the right fit.

Are you licensed in Oregon?
Yes. IVY Contracting is a fully licensed and insured Oregon general contractor. License numbers, insurance certificates, and Portland Metro references available on request.
